Despite what BS 8102:2022 permits under Grades 1a and 1b, no modern basement should be designed to tolerate water ingress — not for storage, not for carparks, and certainly not for habitable use.

A wet basement isn’t just a minor flaw — it’s a compounding liability, which leads to non-compliance with NCC 2022:
- Reinforcement corrosion silently begins
- Microbial growth accelerates in humid air
- Pest infestations find ideal conditions to thrive
- Asset value steadily drops
- And yes — it all looks like poor design

🔬 2. Microbial Growth Accelerates

Basements are warmer, and the presence of moisture in them triggers mould, mildew, and bacterial colonies that thrive on damp concrete, plasterboard, and floor finishes. This affects more than stru
cture — it’s a health hazard. Spores and bacteria circulate through HVAC systems, triggering respiratory issues, fatigue, skin reactions, and chronic irritation, particularly in vulnerable individuals such as children and the elderly.
🐜 3. Pest Infestations Thrive
High humidity and water ingress create a perfect environment for cockroaches, silverfish, termites, and rodents. These aren’t just nuisance pests — they carry bacteria, cause damage to insulation and cabling, and often remain undetected until it’s too late. Moisture = signal for pests to move in.
Some teams still use ventilation as a crutch — running fans constantly (unsustainable) or relying on intermittent sensors, which get triggered too often.
The truth? Moisture should not enter at all.
Also, let’s stop calling 0.2 mm polyethylene sheets “waterproofing.” They’re vapour barriers — and often falsely relied on.
