Basement and Below Ground Remedial Specification
Not all remedial projects are the same, but they all go through a series of Stages. The assessment of the defects' causes requires deep understanding of the surroundings.
Not all remedial projects are the same, but they all go through a series of Stages as follows:
- We carry out the Initial Site Inspection of the reported defective areas using a visual assessment with the assistance of electronic equipment such as a moisture detector, thermal imaging, and light tools. During the inspection, we will walk over other areas that we suspect of being the cause or the source of the defects to better understand what is happening.
- We will analyse all the photographs and their exact locations to prepare a report of the findings and observations, indicate the causes, and briefly recommend the repair methods.
- If there are hidden areas that we could not assess during the initial inspection, which we believe could be the source of some or all the defects, we will request another visit to the site with the assistance of a remedial contractor. We call this stage “Further Investigation” followed by a detailed report.
- If additional investigations are necessary, such as conducting laboratory tests on concrete, water, air, or any other procedures that were not possible during Further Investigation, we will inform the Client about the next steps. Otherwise,
- We will develop comprehensive Technical Repair Specifications to address the defects in accordance with Australian Standards and the NCC 2022. If necessary, we will also consult international standards, particularly for Below-Ground structures, such as the British Standard BS8102.2022, the International Building Code IBC Chapter 1803, Construction Industry Research and Information Association CIRIA, the American Society for Testing and Materials ASTM, and others.
- We will engage with various product suppliers, review compliance documents, assess material feasibility and durability, and conduct individual interviews before finalising the system that will deliver optimal performance.
- The Repair Specifications will include detailed repair methodology, newly created drawings, product suppliers’ Standard Details, and markups. Additionally, we will provide information on all products used, Method Statements, Technical Datasheets, and any other necessary details for the remedial contractors to quote on and complete the project on-site with no confusion.
Note: If the Client needs our services for additional areas of the building, such as Above-Ground remedial, we would be delighted to extend our collaboration with them.
