Description
The subject development is located on Parramatta Road, Leichhardt NSW, and comprises 16 residential units registered under a Strata Plan. In accordance with the National Construction Code (NCC) 2022 building classifications, the development is identified as a Class 2 multi-unit residential building with an associated underground car park classified as Class 7a.
Scope of work: Baleh Consulting Pty Ltd were engaged to review all previously prepared reports by consultants and contractors over recent years, and to carry out intrusive and non-intrusive investigations to determine the exact causes of water ingress affecting units across three levels below.
Following the investigations, we prepared a regulated waterproofing design (Waterproofing) for the rooftop, planter boxes, and courtyard in accordance with the DBP Act 2020, NCC 2022, and the relevant Australian Standards.
Our engagement also included administration of the tender process, tender analysis, assistance with contract negotiations and execution, hold point inspections, review of payment progress claims, and assessment of Practical Completion.
